Building your dream home is a huge milestone, our ultimate goal is to make it as smooth and fun as it can be! Having a standardized design process keeps us organized, and you in the loop of what’s coming next. It’s designed so that all decisions are made before we put a shovel in the ground, omitting the last minute running around for the items you didn’t know you need. We’re here to support you, and walk you through your project - step by step!
ALL SUCCESSFUL PROJECTS START WITH A GOOD PLAN.
Phase 1 : Planning & Budgeting
Using your initial ideas and inspiration, the design team begins by creating a visual style guide (what we call a look + feel booklet) specific to your project. In our first presentation, we review the proposed floorplans and the look + feel booklet with you, ensuring we’ve captured your vision and needs just as you imagined! Once we’ve landed on a floorplan and style you’re excited about, estimated budgets for both fixed and soft finishes are prepared. Meanwhile, a short list of contractors are invited to prepare construction estimates, you pick your desired team and now onto the fun part!
By the end of Phase 1 you will have comprehensive floorplan(s) including furniture, a complete style guide, project budgets and a contractor selected.
Phase 2 :
Construction Documents & Design Development
Now that we have an approved floorplan and budgets, we get busy diving into the design details and sourcing all the finishes to bring your vision to life. We prepare an interactive presentation with samples and 3D renderings to effectively communicate the design of your new home. Everything from appliances, tile, custom millwork, right down to wall hooks, doorstops, and pillows is selected and ordered during this phase, before construction starts.
By the end of Phase 2 you will have all your fixed finishes (appliances, tile, flooring, lighting + plumbing fixtures, etc.) + soft finishes (furniture, rugs, décor, etc.) selected and ordered.
Phase 3 :
Construction & Implementation
Construction begins! As your eyes on site, we meet with the contractor at key milestones (generally with lots of pop-ins in between) to review progress and ensure quality and accuracy of the design over the months of construction. We strive to foster a collaborative environment by working closely with the construction team and their skilled trades as this is an extremely important relationship for the success of your project. Our job is to represent you on site and act as a liaison between you and the contractor.
By the end of Phase 3 the construction of your home will be complete, and we step in to turn your new house into a home!
Phase 4 :
Stage & Decorate
With construction finished and your new home professionally cleaned, our design team completes a full quality review walk through. All furnishings are delivered and assembled. Mirrors, art, shelves, etc. are hung, and we get busy adding the final touches. We invite you and your family home and cheers to your exciting new chapter!
By the end of Phase 4 your home will be move in ready, art on the walls, lush plants, styled shelves + pillows fluffed!
